Kenya has reached a major milestone in its nationwide housing rollout, with President William Ruto officially handing over 1,080 newly completed units to residents of the Mukuru Affordable Housing project in Embakasi South on May 20, 2025.
The massive development, constructed on 56 acres of land, is now being rebranded from Mukuru slums to Mukuru Estate, marking a symbolic and physical transformation of one of Nairobi’s most densely populated informal settlements.
With 13,248 housing units constructed in total, the Mukuru project is the largest of its kind under the Affordable Housing Programme (AHP) — a cornerstone of Ruto’s Bottom-Up Economic Transformation Agenda (BETA) aimed at uplifting millions through homeownership, job creation, and improved urban living.

What’s on Offer?
The government is offering three types of residential units:
Studio/Bedsitter: On sale for Ksh640,000
One-Bedroom: On sale for Ksh960,000
Two-Bedroom: On sale for Ksh1,280,000
To make ownership realistic for low- and middle-income earners, the government has introduced 30-year payment plans, with monthly installments as low as Ksh3,900.
